What $800,000 Buys You in Rhode Island, Oklahoma and California

Centrally located at the base of College Hill, in a historic district, this house was built by a fur trader and hatter the year George Washington turned five. For the last 18 years, it has been owned by a pair of architects. It is three blocks from the Rhode Island School of Design’s campus, five blocks downslope from Brown University and a five-minute walk across the river from the Amtrak station in Providence (the ride on the Acela to Boston is about 35 minutes, and to New York City, about three hours). Ten minutes on foot will take you to the heart of downtown, with its shops, restaurants, hotels and services.

The current kitchen is a few decades old and has a traditional look, with wide-board floors, wood-topped Shaker-style cabinets, multipaned sash windows, a patterned-tile backsplash and a fireplace.

Each of the two second-floor bedrooms opens to a bathroom, which also has hallway access. The primary bathroom includes a combined tub and shower and a closet that acts as a room divider. Two third-floor finished attic spaces with skylights are currently used as offices.

About five miles north of downtown Oklahoma City, this modern house is a rarity in its neighborhood of vintage 1930s and 1940s bungalows. It was custom built eight years ago. (The owner had previously built a similar house next door.) It is half a mile southeast of Penn Square Mall and a mile and a half southwest of Classen Curve, another major shopping center. A small park with a playground and splash pool is a block east. The house has a cinder-block-and-corrugated-metal exterior with geometric roof overhangs that assist in cooling.

Indoors: A glass front door inset into a windowed wall opens into a living room with white walls, concrete floors, recessed lighting, a Big Ass stainless-steel ceiling fan and a ventless gas fireplace with a wide, corrugated-metal surround. Both guest rooms, which share a Jack-and-Jill bathroom, are off this room, and there is a closet that holds the equipment for smart-phone-controlled audio and air systems.

A 100-plus-bottle wine storage rack creates a porous partition between the living room and kitchen, a few steps down. The kitchen has white tile flooring, custom cabinets with quartz countertops, and a central island with a sink and a seating area. The Electrolux and Sharp appliances include an extra-wide refrigerator and freezer, conventional and convection wall ovens and a gas stove with burners that retract into the cooktop, leaving a flush surface.

The kitchen flows into a dining area, and both rooms look out through a wall of sliding-glass doors to the pool. Cable railing along the opposite wall in the dining room is a legacy of a room that was originally open to the space but was enclosed to create a third bedroom. There is also a half bathroom on this level.

The primary bedroom suite occupies the entire second floor. It is reached by a floating steel staircase that was assembled on site in the living room. At the top is a lofted hallway with built-in bookshelves. The primary bedroom has wood-patterned floors, a gas fireplace with a corrugated-metal surround and direct access to a large, shaded balcony overlooking the pool. The en suite bathroom includes a free-standing tub that is filled from the ceiling and a glass-enclosed shower with twin rain-shower heads, twin benches and an integrated column of shelves. On the opposite wall are twin floating vanities with ceiling-high mirrors. A walk-in closet is customized with three walls of storage, a washer and dryer built into a cabinet and a wine refrigerator.

Outdoor space: A waterfall cascades from the rear balcony into the heated saltwater pool, which has an attached hot tub. A table set into the pool is used as a swim-up bar. There is an outdoor kitchen with a fireplace at the poolside patio. Parking is in an attached two-car garage with a glass door.

This 10th-floor unit is in the postmodern Daniel Burnham Court, which consists of a central glass building with office and retail spaces between two high-rise residential towers. The condo is off Van Ness Avenue, a major north-south road, and a mile or less from Japantown (to the west), Nob Hill (to the east), Hayes Valley (to the south) and the Civic Center (to the southeast). The building includes a gym, sauna, whirlpool tub, swimming pool and round-the-clock security.

A third wall includes a bar cabinet and a pass-through to the compact kitchen, which has wood-trimmed white cabinets, a four-burner electric range, a standard-size refrigerator-freezer, a dishwasher, a microwave oven and a stainless-steel sink with two basins.

Across the hallway is a bathroom with a sink, a tub-shower combination and a commode. It connects to a room with a vanity that flows into the bedroom. Both sinks are illuminated by a Hollywood-style strip of light bulbs. The bedroom includes a small, windowed niche and a closet with three sliding mirrored doors.

Outdoor space: A communal terrace with city views is on the third floor, along with the gym and pool. The unit has one deeded parking space in an underground garage.
