$1.3 Million Homes in Athens

This three-bedroom, three-bath apartment is on the top two floors of a modern five-story building midway between Glyfada and Voula, two development hot spots on the 37-mile strip dubbed the Athens Riviera for its Aegean coast setting. Its neighbors include high-end projects like the new One&Only Aesthesis resort, the Four Seasons Astir Palace Hotel Athens, and 91 Athens Riviera, the area’s first private members’ club. Along with bars, cafes and dining, there are supermarkets, schools, gyms and pharmacies within walking distance of the apartment.

The commercial center of Voula, along with its bustling beach, is less than a mile south. Lake Vouliagmeni, popular with tourists for its mineral waters, spa and restaurant, is about two miles east. Athens International Airport Eleftherios Venizelos is about 15 miles northeast.

The home qualifies a buyer for Greece’s Golden Visa program, which offers Greek residency based on real estate purchases, capital transfers or investments.

Indoors: The apartment’s entrance is on the fourth floor. It leads to an open-concept living-dining space with gleaming wood floors and large windows that provide views of surrounding greenery and rooftops. A wood-burning fireplace anchors the living room. The kitchen features wood cabinets, tiled floors and a walkout to the large balcony. A bedroom on the fourth floor has a walk-in closet and an en suite bathroom with marble floors and glass tiles. This fifth-floor loft in the historic Monastiraki district offers sweeping views of the Acropolis and surrounding neighborhoods through floor-to-ceiling windows. Built in 1965 as a textile warehouse, the seven-story, Bauhaus-style elevator building was converted to residential use in 2012. Each floor has two apartments. Monastiraki’s narrow streets, flush with tourists, are home to museums, dining, shopping and nightlife. The Roman Agora and Hadrian’s Library are steps away from the loft. Monastiraki’s metro station, the oldest in Athens, is less than a mile south.

The apartment is currently a full-time Airbnb rental; the building is a mix of residents and short-stay guests. While the apartment occupies a strategic site in central Athens, its location on a side street off busy Ermou Street offers fewer crowds. Syntagma Square, where the buildings include Greece’s Parliament, is a half-mile east. The winding alleys of the Plaka neighborhood, with its array of dining and shopping, are about a half-mile south. Athens Eleftherios Venizelos International Airport is about 21 miles east.

Indoors: Local architecture firm Arcset designed the apartment to make the most of its compact space, with a sliding curtain wall between the bedroom and living room and a folding bench that turns the bathroom commode and bidet into functional seating. Industrial touches include textured aluminum slats as window treatments and a concrete beam across the 10.5-foot ceiling. Part of the living room floor is marble, with the rest in dark wood. A contemporary wood-burning fireplace is integrated into the living-room wall. The small kitchen area includes Miele appliances. The furniture, all custom-made, includes an L-shaped leather sofa, built-in bedroom shelving and a slab-like platform bed. The apartment is being sold furnished.

Outdoor space: Because industrial buildings of the period were built without balconies, the apartment lacks outdoor space. Its walls of windows offer panoramic city views, and open fully. Even the bathroom window has Acropolis views.

With a design inspired by traditional stone villas in the Zagorohoria region of northern Greece, this five-bedroom, five-bath house sits atop a hill in the suburb of Ano Voula, about 10 miles south of central Athens, in the Attica region of the Athens Riviera.

Cafes, supermarkets, gyms, shopping and schools are about a mile south in Voula, one of the region’s commercial centers. Voula’s beach is also one of the region’s busiest. The 600-acre Ellinikon, a mixed-use project billed as Europe’s largest urban redevelopment, is about four miles north of the house. Athens Eleftherios Venizelos International Airport is about 13 miles northeast.

Indoors: Stonemasons and woodworkers customized the three-level home for the owners, who built it in 2000. On the main floor, the living and dining rooms are separated by an archway made of rocks sourced from Pilio, in the northern Greek mountains. The crosshatched ceiling was carved of wood from same region. Flooring in the living room is in wood, with sections of white marble from the nearby village of Penteli. The living room has a wood-burning fireplace; a smaller sitting room on the same level features its own fireplace. The kitchen has granite countertops along with custom wood cabinets that conceal ample storage space.

All four bedrooms on the second floor have en suite baths. The principal bedroom includes floor-to-ceiling storage behind carved wood doors. Two of the bedrooms open to small balconies with views of the pool and surrounding homes. The upper level also includes a small office. The basement cellar has a walkout to the garage. Furniture, all custom-made for the home by Greek purveyors, is available through separate negotiation.

Outdoor space: Undulating red clay tiles over oak and cherry wood make up the roof. The property maximizes its 0.15-acre plot with a 430-square-foot in-ground pool and stone-covered patio surrounded by cypress trees. Stones reappear in a low wall around the property, and as paving for a driveway that winds from the street to the home’s two-car garage.
