$2.8 Million Homes in California

[ad_1]

Joseph Eichler’s single-family homes are in high demand in California, but the prolific midcentury developer’s apartment towers — including this one, built in 1964 — are lesser known. Like his single-family homes, they use walls of glass to bring the outdoors inside.

This condominium tower is in Russian Hill, a neighborhood less than a mile from Fisherman’s Wharf. It is about a 10-minute drive, or 20 minutes on public transit, from the financial district, and about a 15-minute walk from Chinatown. The city’s main ferry terminal, with boats linking San Francisco to Tiburon, Alameda and Sausalito, is less than two miles away.

Size: 1,709 square feet

Price per square foot: $1,630

Indoors: The front door of this unit opens into a foyer with hardwood floors and a coat closet.

The hardwood floors continue into a living space with a gridded wood ceiling, built-in shelves and walls of glass that offer sweeping views of the city skyline, the Golden Gate Bridge and San Francisco Bay. There is room for a dining table at the far end of this space, and both areas are open to a kitchen with custom cabinets, stone counters and stainless steel appliances.

The primary suite is to the left of the foyer, with a sizable walk-in closet, a built-in desk and cabinetry, a private balcony and a bathroom with a walk-in shower. Another bedroom with its own balcony is next door; it has the use of a full bathroom across the hall. The third bedroom is just off the foyer, with an en suite bathroom that has a combined tub and shower.

Outdoor space: The two private balconies are each large enough to hold several chairs. Building amenities include an attended lobby, laundry facilities and storage space. This unit comes with one parking spot in the building’s garage.

Taxes: $34,812 (estimated) and a $2,522 monthly homeowner association fee

Like many homes in the Milwood section of Venice, this one was built as housing for workers in the aviation industry, which thrived in Southern California in the mid-20th century. The neighborhood is less than half a mile from a busy stretch of Abbot Kinney Boulevard with shopping and dining options that include the popular restaurant Gjelina, as well as Intelligentsia Coffee and Salt & Straw ice cream shops.

Venice Beach is about a five-minute drive; downtown Santa Monica is 15 minutes away. Culver City and Los Angeles International Airport are about a 20-minute drive.

Size: 1,603 square feet

Price per square foot: $1,716

Indoors: Behind the long privacy wall that separates this property from the street is a courtyard with a large deck for outdoor entertaining, surrounded by mature trees and hedges.

From there, French doors open into an open living space with hardwood floors; a skylight over a small dining area; access to the side porch; and a kitchen with reclaimed-wood built-ins, a white-tile backsplash, stainless steel appliances, including a Wolf range, and a pantry behind slatted doors. Behind this space is a den with built-in bookshelves.

The primary bedroom, off the den, has a cast-iron stove; a walk-in closet; access to the backyard; and an en suite bathroom with a claw-foot soaking tub, a walk-in shower with a glass door and two porcelain pedestal sinks.

The guest room is also off the den and has the use of a bathroom next door with a frosted-glass window in the shower.

Outdoor space: In addition to the entrance courtyard, the property has a spacious deck in back, with a hot tub and room for a grill and a dining table. Across the yard is a detached studio the sellers use as a home office, with large glass doors and exposed wood ceilings.

Carlsbad Village Station, a stop on a local transit line linking Oceanside and downtown San Diego, is half a mile away.
